1. Locals must communicate before booking. 2. No overnight visitors not listed on your reservation. 3. Infants, babies, toddlers and children are more than welcome but must reflect in your reservation. 4. There can not be more than 8 people in or on the property at any one point in time. 5. Guests will respect and follow all community guidelines listed inside the home or on the property. You agree to following fees; A) No Smoking INSIDE! $200 fee for each day you are in the house smoking. B) Check out is 10 AM: A fee of 2.5 times your Average nightly Rate if your checkout is late and unauthorized. C) $35 per each undeclared guest per night. D) Tampering, disconnecting or disabling WI-FI, smart locks, smart thermostat and security cameras $100. E) No Parties, events or large gatherings, anything reported by neighbors $500 fine and you may be removed from property without a refund and charged an additional $500 cleaning fee. 8. You ensure you have a crime free record and wont carry any weapons to the property 9. Any Violation of the house rules can lead to an immediate removal of all guests without refund. 10. If guest finds anything wrong, defective or anything that might not be acceptable for the guest to include cleanliness of the property, guest will allow us to correct any issues and authorize the host or any of our maintenance and cleaning teams permission to access the property with a 48 hr window to correct any issues and will not be grounds for refund unless the problem was not able to be corrected. 12. If any non following of the house rules leads to having to discount or refund the next guest you are responsible to cover the resulting costs. 13. There are outdoor security cameras recording 24/7. 14. Common insects found in AZ are not grounds for refund. Please limit the amount of time doors and windows are opened. Rain and extreme heat may also increase chances of insects finding their way indoors. 15. For any Maintenance request or emergencies you agree to allow us or any of our maintenance team to enter and access the property to remediate the issue. 17. For us to compensate for any issues that occur during your trip, they must be brought up immediately. Any issues that are brought up at the end of the trip will have 0% chance of compensation. 18. We provide basic toiletries, towels and basic cooking hardware, you may need to bring your own additional toiletries or any items you might need during your stay.
